Walk the property on your phone. Your owner gets a clean report: what you checked, what passed, what you noticed, and the one or two things that actually need attention. They approve what they want done, and it becomes a work order.
Annual, move in, move out, and compliance inspections on one system.
Tell JobSiteLoop what you checked, what you noticed, and what, if anything, the owner needs to address.
Nothing you record leaves your device. Transcription happens in your browser, and only the text is used to build the example.
Not a reminder. Not a required field you can clear with one tap. A gate that reads the room list for that unit and will not let the report leave your phone until every location has a real answer on it.
You looked, it is fine, and now there is a dated photo proving it. Most of a strong report is this.
Something the owner should be aware of that you are not asking them to act on. On the record so it is not a surprise next year.
You suggest it and you price it. Cheaper now than later is an argument that lands a lot better with a photo attached.
Safety, habitability, compliance, or protecting the building. The owner still decides, and either way their answer is on the record.
Room by room on your phone. Photos and voice notes, no typing.
Verified, noted, recommended, or required.
A clean portal page. No login, nothing for the owner to install.
The owner approves the items they want done.
Approved work opens as a tracked order and closes with a photo.
A required safety item, put in front of the owner, opened by the owner at a timestamp you can prove, and declined in their own words.
That is the page you want to have when something goes wrong and somebody asks what the owner knew and when they knew it. It is not a report you write after the fact. It builds itself while you work.
Pushing approved items into AppFolio work orders is on the roadmap, not built yet. Today you export the approved work or send it to your maintenance address, and it carries the photo, the finding, and the owner approval with it. We will tell you before we build it, not after you have paid for it.
Assign a vendor, track the visit, and close the order with a photo. The owner sees the completion on the same page where they approved the work, so nobody has to ask whether it got done.
An approved finding can open as a full JobsiteLoop project with voice note updates, photos, and a owner portal. Same account, same login, no second subscription.
